A TITLE EXAMINER, A SURVEYOR AND AN UNDERWRITER ALL WALK INTO A BAR... Understanding Legal Descriptions in Real Estate: Perspectives from a Title Examiner, a Licensed Surveyor, and a Title Insurance Underwriter 

In this webinar, we will explore the critical role legal descriptions play in real estate transactions. We’ll begin by introducing our expert speakers and outlining the session's objectives. The presentation will cover various types of legal descriptions such as metes and bounds, lot and block, and the government rectangular survey system, as well as the challenges often encountered with these descriptions. We’ll dive into the perspectives of title examiners, licensed surveyors, and title insurance underwriters, discussing how they handle legal descriptions and address common issues. The session will conclude with real-world case studies and an interactive Q&A, providing practical insights to ensure accuracy and prevent disputes in legal descriptions.

 Kenneth B. Anderson, Professional Land Surveyor
Kenneth B. Anderson is a licensed Professional Land Surveyor and owner of Anderson Surveys Inc., with over 40 years of industry experience. A graduate of UMASS Dartmouth (B.S.C.E., 1976), he has held leadership roles in the Massachusetts Association of Land Surveyors and Civil Engineers (MALSCE), including President (2006-2008), and currently serves on the Commonwealth of Massachusetts Board of Registration of Professional Engineers and Land Surveyors. 
 

 

Philip Peter (Pete) Apter, Esq., MSP Titles, LLC
Mr. Apter began title searching in 1973 and has performed thousands of examinations of both commercial and residential properties. He is accepted as an expert witness by the State of Connecticut Superior Court. He has
trained dozens of his employees to become title examiners. Mr. Apter has lectured on topics related to real estate title examinations for the Connecticut Bar Association, the Massachusetts Bar Association (REBA) and the National Association of Independent Title Insurance Agents and the National Business Institute among others.

Lisa Vesperman Still is the New England Regional Counsel and Massachusetts State Counsel for WFG National Title Insurance Company. Lisa has over 30 years of experience in real estate and title, as underwriting counsel for national title insurance underwriters, and as a transactional attorney in private practice for 17+ years, concentrating in all thing's real estate
